Construction Phases 

The building process is a long process consisting of several stages where at each stage requires precision and accuracy to guarantee the end result of a house that has a sturdy, strong structure and has a beautiful and comfortable appearance.

 

Construction Documents.   Link Architecture design and Constructor

By now, we will have settled on a final design and will begin preparing drawings, notes, and technical specifications necessary for construction. This is the phase that the work of an architect links with the contractor. Contractors will use these detailed drawings and specifications to prepare for the next phase in the construction design process.

 

Review and update the following documents:

  • Costs: Estimate costs and create the project budget.

  • Scope: Set the scope including tasks, costs, and outcomes.

  • Duration: This should include ideal and likely timelines. It may be useful to start at the end goal and work backward to develop your timeline.

  • Quality: Decide how deliverables will match the required criteria. Remember – quality is part of the triple constraints that impact on a project.

  • Communication: Develop a detailed communication plan, outlining when and how key communications will occur. This should also include stakeholder engagement.

  • Risk: Revisit the original risk assessment from Phase 1 and refine. Where needed, develop contingencies.

  • Resources: Gather and allocate required resources.

  • Metrics: Determine key reporting metrics and measurements, and tools.

Preparation 

Consists of Clearing land and make levels of the land as a benchmark

 

Bouwplank Installation.  (building board) functions to get the required building points according to the measurement results.

Board expected masonry work (Bouwplank) is a body of work consisting of pairs boards. The pair intended to place the points of measurement results required in setting up a building and forming a flat surface. In order to produce the shape of the building in accordance with the planning

Foundation

Consists of Land Excavation work, in the form of land excavation, land transfer, leveling the land and compacting the land.

Making the foundation , in the form of: excavating foundation soil following the drawing of civil planning & installing the foundation.

Septic and wastewater tanks

These tanks are included. on the size of the house and the number of bathrooms.Size and number of tanks depends

 

Estructure

Concrete and Pembesian Work

In the form of frame but is built on top of columns. Stegers are scaffolding or building aids. steger can be in the form of wood or iron ladder construction.making , in the form of: making structural blocks with reinforced concrete.There are 3 kinds of beam structures, namely: Sloof which is a horizontal reinforced concrete beam made on a foundation. Colum (column) which is a pole perpendicular to sloof and Ring Balk which is similar to sloof

Brick / Wall, Plastering and floor

 

In the form of: preparation of bricks (generally; brick / brick / light brick Hebel) with mortar or special cement. 

Installation of Door frames and Window Frames

Wooden/Glass screened doors and windows

Included for all outside doors and windows.

ALL outside doors and windows from living and diningrooms, bedrooms and interior kitchen are provided with a teakwooden screened door or window like on above picture from them in our factory.

Plumbing

Clean water pipe installation ,

Form: installation of clean water pipes for cooking, washing and bathing. Nowadays, PVC plastic pipes are popular.

Installation of dirty water pipes

Forms: installation of sewer pipes / sanitation from the results of activities of cooking, washing, bathing and toileting and overflow of rain water. At present popular PVC plastic pipes are used.

Sanitary installation

In the form of: toilet / toilet installation, sinks, bath up, bathroom water heater, makeup glass, etc. Includes installation of faucets, showers and water spray.

Electrical installation

In the form of: installing a network of electrical wires from the electricity meter, a fuse box / MCB box to the points of lighting, socket and switch. Sometimes also included the installation of cable TV and telephone networks (if there is a request) which ends at the terminal at certain points. As well as in the form: installation of a lamp, switch and socket at certain points.

All our houses are included with a western style electrical installation with more than enough outlets so you hardly need extension cables laying on the floor to connect a fan or whatsoever.

The whole system is grounded. There are no un-grounded outlets in our houses.

The loadcenter is of European design with safety cut and plenty of breakers.

Finishing Work

Installation of floor & wall material

Form: installation of floor material according to the desired material. Likewise for the walls in certain parts, such as bathrooms, kitchens to the facade (facade) of the house.

All visible wood gets 2 layers of first class from Europe imported woodstain, produced by the world's largest paint manufacturer.

All non visible wood is treated with wood preservatives.

Painting Work: painting with wall paint in the interior and exterior of the house, including ceilings.

Kitchen and Bathrooms

Fully equipped bathroom and kitchen use to be included.

A teakwooden kitchen counter is included.
Floors are usually of tiled waterproof reinforced concrete.

Tiles are included at a maximum price per square meter. You can choose the tiles you like.

Any accessories and appliances as the sink, cooker, hood, tiles, sanitary, shower... will be specified into each contract.

Landscape; garden, fence and s-pool

Fully equipped bathroom and kitchen use to be included.

A teakwooden kitchen counter is included.
Floors are usually of tiled waterproof reinforced concrete.

Tiles are included at a maximum price per square meter. You can choose the tiles you like.

Any accessories and appliances as the sink, cooker, hood, tiles, sanitary, shower... will be specified into each contract.

Warranty period

Structure will be guaranteed for 10 years

We guarantee the work for 1 year after the house is completed.

Full guarantee from the house maker if there is a shortage or damage, (eg roof tile leak, cracked wall, door jam, broken key, water / electricity network does not work perfectly, etc.) during the warranty period. This deficiency or damage can be claimed to the house maker to get a full replacement. Minimum warranty period for 3 months from the handover, depending on the agreement that has been agreed upon (must be written / recorded).
